EPM electrician testing a distribution board during a commercial EICR

How Much Does a Commercial EICR Cost?

October 14, 2026

The honest answer is that commercial EICR pricing varies significantly depending on the property. But "it depends" is not particularly useful, so here is what actually drives the cost.

The biggest factor is the number of circuits

EPM prices commercial EICRs per circuit. The testing process works through every circuit individually, so the more circuits your installation has, the more the inspection will cost. A small office or retail unit with one consumer unit and a handful of circuits is a fundamentally different job from a large commercial premises with multiple distribution boards and extensive lighting circuits.

If you want a price idea before getting in touch, count the circuit breakers on your consumer unit or distribution boards. If you have multiple boards, add the circuits across all of them. That number gives us what we need to quote you accurately.

If you are not sure how to count them, take a photo of your consumer unit and distribution board and send it across. We can work out the circuit count from that and come back to you with a figure.

What else affects the price

Whether the property has three-phase supply adds complexity. If you have a previous EICR and a circuit schedule available on the day, the engineer can work more efficiently. If no previous records exist, it takes longer to work through the installation.

Any C1 or C2 observations found during the inspection will require remedial work. That is quoted and agreed separately before anything is touched.

Make sure whoever you use is accredited

An EICR is a compliance document. It needs to be produced by a contractor registered with a competent person scheme — NICEIC, NAPIT, or equivalent. EPM is an accredited contractor covering Exeter and Devon. Count your circuits, send a photo, or just get in touch and we will take it from there.
