How Often Does a Commercial Property Need an EICR?

October 19, 2026

For most commercial premises the standard recommendation is every five years. But there are situations where you need one sooner, and the five-year figure is a starting point rather than a fixed rule.

Always check what your current certificate says

If you already have an EICR, it will state the recommended reinspection interval. That recommendation takes precedence over the general guidance. If the previous inspection found issues with the installation, the engineer may have recommended a shorter interval. Follow what is on the certificate.

When you need an EICR sooner

Aside from the standard reinspection cycle, you should get an EICR when any of the following apply.

You are taking on a new commercial tenant. Landlords should have a valid EICR in place before a tenancy begins.

There has been significant electrical work carried out at the property. New circuits, rewiring, or alterations to the distribution board all warrant an updated inspection.

The property has changed use. A building that was residential and is now being used commercially, or vice versa, needs a fresh inspection.

There has been a fire, flood, or other event that may have affected the electrical installation.

The building has been unoccupied for an extended period.

You have concerns about the condition of the electrical installation.

What the Regulations actually say

The requirement is that electrical equipment is maintained in a safe condition. The five-year inspection cycle is the recognised way to demonstrate that for commercial premises. For most property owners and landlords, following the standard cycle and keeping records is the right approach.

EPM carries out commercial EICRs across Exeter and Devon. If you are not sure when yours is due, get in touch and we can advise.
