Domestic Boiler Service – What to Expect

An annual boiler service helps keep your boiler operating safely, efficiently and reliably. Regular servicing allows potential issues to be identified before they develop into more costly repairs, and many boiler manufacturers require annual servicing to maintain the validity of the manufacturer's warranty.

This guide explains what you can expect when you book a boiler service with EPM.

Before Your Appointment

There's very little you need to do before we arrive.

If possible, please ensure there is clear access to the boiler and surrounding area. We may also need to inspect the full length of the flue where accessible. If part of the flue runs through a loft or roof space, please ensure this area is accessible where it is safe to do so.

If there are any parking restrictions or access instructions, please let us know before the appointment.

This guide relates to domestic natural gas boilers. If you have an LPG or oil-fired boiler, please let us know when booking so we can arrange for a suitably qualified engineer to attend.

What Happens During the Visit?

When your Gas Safe engineer arrives, they'll first carry out a visual inspection of the boiler and surrounding installation.

The boiler will then be serviced in accordance with the manufacturer's recommendations. Although every manufacturer has slightly different servicing requirements, this typically includes checking the appliance, inspecting key components, carrying out combustion analysis where required, checking the flue, inspecting seals, testing safety devices, checking operating pressures, inspecting for leaks and cleaning components such as the condensate trap and magnetic system filter where fitted.

Once the service has been completed, the boiler will be tested to ensure it is operating safely and efficiently. Your engineer will explain any observations made during the visit and answer any questions you may have before leaving the work area clean and tidy.

How Long Does It Usually Take?

A straightforward boiler service typically takes around 1 hour.

The exact time can vary depending on the type of boiler, manufacturer, ease of access and whether any additional investigation is required.

Things That Could Affect the Job

While most boiler services are straightforward, every appliance is different. Occasionally we may find:

  • The boiler has developed a fault that requires further investigation.

  • Components have become worn and require replacement.

  • The flue or flue installation doesn't comply with current safety requirements.

  • The boiler requires additional cleaning due to excessive debris or contamination.

  • The appliance is found to be unsafe to operate.

Minor adjustments are often part of the service and can usually be completed during the visit. If we discover anything that significantly changes the scope of work, we'll explain the available options before carrying out any additional work.
