If some of your radiators are warm at the top but cold at the bottom — chances are, it’s not just a minor issue.
You could be dealing with sludge, and yes, it could be costing you more than you think.
At EPM, we come across this regularly in Exeter homes — especially in older properties or systems that haven’t had a proper flush in years.
It’s not a technical term — but every heating engineer knows it.
“Sludge” is the mix of:
Rust particles
Scale
Dirt and debris
That builds up inside radiators and pipework over time. It settles at the bottom and blocks the proper flow of hot water.
You might notice:
Radiators that are cold at the bottom
Radiators that take ages to heat up
Uneven heating between rooms
Boiler noises like banging or whistling
Dirty brown or black water if you bleed a radiator
Any one of these can be a sign your system is struggling to circulate water properly.
This is where it hits your wallet:
Your boiler works harder, burning more gas
Radiators give off less heat, so you turn the stat up
System components wear out faster
You might need repairs or replacements earlier than expected
It’s not just inconvenience — it’s wasted energy and higher bills.
There are two main solutions depending on how bad the build-up is:
A cleaning chemical is added to your heating system and circulated for several hours before being drained out. It helps break down mild to moderate sludge.
Best for: Systems with minor cold spots or signs of early build-up.
A more thorough high-pressure cleaning method that dislodges and removes stubborn sludge from the entire system.
We’ll use a dedicated flushing machine, special chemicals, and magnetic filters to catch all the debris.
Best for: Systems with major cold spots, circulation problems, or brown sludge when bleeding radiators.
We often recommend:
Installing a magnetic filter (like a MagnaClean) to trap future particles
Adding inhibitor fluid during boiler servicing
Getting your system checked and flushed every few years
For new installations, we always flush and protect the system from the start.
Sludge isn’t exciting — but it’s one of the biggest silent killers of central heating systems.
If your heating feels “off” or your bills keep creeping up, it might be time to get your system checked.
At EPM, we’ll never push a power flush you don’t need. But when the time’s right, it can make your whole home warmer — and your boiler a lot happier.
