Property Maintenance Checklist for Landlords (Mid-Year)

Managing one property — let alone a portfolio — can feel like spinning plates. That’s why we always recommend landlords do a mid-year check-in on their properties around summer.
Not just to spot problems early, but to avoid the costly ones that creep up in winter.

Here’s a straightforward checklist to stay compliant, reduce emergency callouts, and keep your tenants happy.

Plumbing Checks

  • Check all taps and toilets for drips or slow leaks

  • Flush unused toilets and run taps in lesser-used bathrooms

  • Check for signs of damp or staining under sinks and around pipework

  • Ensure the stopcock is working and accessible


Electrical Safety

  • Confirm your EICR is in date (within 5 years for rental properties)

  • Test smoke and carbon monoxide alarms

  • Check for signs of overloaded sockets or extensions

  • Look for cracked faceplates or exposed wiring — especially if tenants report issues


Heating Readiness

  • Book in or confirm your annual boiler service

  • Bleed radiators and check for cold spots

  • Review boiler pressure

  • Ensure heating controls and thermostats work correctly


Ventilation & Moisture

  • Test extractor fans in bathrooms and kitchens

  • Look for condensation, especially on windows and behind furniture

  • Ensure air bricks, vents and trickle vents aren’t blocked


External & Drains

  • Check gutters and downpipes for visible blockages

  • Run water through outdoor drains and gullies

  • Inspect waste pipes for cracks or root damage

  • Ensure tenants aren’t flushing wipes or pouring oil down sinks


Compliance & Tenancy

  • Make sure gas and electric certs are up to date

  • Keep maintenance records backed up

  • Ask tenants if they’ve noticed any issues — proactive fixes are cheaper than reactive ones
