When Is a Boiler Beyond Repair?

We all want to get the most life out of our boilers — but there comes a point where repairing it again just doesn’t make sense.

At EPM, we’re often called out to look at older boilers from Exeter to the South Hams, and the big question is always the same: Can it be fixed — or is it time to replace it?

Here’s how to tell when your boiler has truly reached the end of the road.


1. It Keeps Breaking Down

If your boiler has needed repairs more than once in the last 12 months, especially for different issues, that’s usually a red flag.

Frequent breakdowns don’t just cost money — they shake confidence. You shouldn’t have to worry whether your heating will work every morning.


2. It’s Over 15 Years Old

Most modern boilers are designed to last 12–15 years with annual servicing.

After that, parts become harder to source, energy efficiency drops, and some brands may no longer support your model.

Older boilers may still run — but usually at much lower efficiency than a new model would offer.


3. The Replacement Parts Are Obsolete or Costly

We’ve had jobs where the repair cost for a single circuit board or fan was £300–£500 — and took weeks to source.

In those cases, we’re always upfront: if the parts are expensive and rare, it might be smarter to invest in a new boiler.


4. It’s Not Condensing (and Never Has Been)

If your boiler doesn’t have a visible condensate pipe, it’s likely non-condensing — and that means it’s an older, less efficient design.

New condensing boilers can be up to 90% efficient. Some older models are down in the 60% range.

That difference adds up on your energy bills — especially in winter.


5. It Fails Its Annual Service on Safety

Any signs of flue leaks, carbon monoxide risk, or gas instability during a service will often mean immediate shutdown until repairs or replacement.

We don’t take chances with safety — and we’ll always advise clearly if your boiler is no longer safe to use.
