A commercial boiler service keeps your heating system running efficiently and safely, and it is the best way to catch problems before they cause a breakdown at the worst time of year. For most commercial premises, a gas safety check is also a legal requirement under the Gas Safety (Installation and Use) Regulations. This guide explains what you can expect when you book a commercial boiler service with EPM.
If you have previous service records or a gas safety certificate for the boiler, have them available on the day. They are not essential but help the engineer understand the history of the installation.
Make sure the boiler and plant room are accessible before the appointment. Clear any storage that has built up around the boiler or flue access points — the engineer needs clear access to all sides of the unit and to the controls.
Let relevant staff know the visit is taking place. The heating may need to be taken offline briefly during the service. For most commercial premises this is a short interruption, but it is worth planning for.
The engineer will start with a visual inspection of the boiler, pipework, flue, and associated controls. This covers the condition of the unit, any signs of corrosion or leaks, and whether the flue is clear and safe.
The boiler is then tested and serviced. This includes checking the burner, cleaning components where required, checking gas pressure and flow, testing safety controls and cutoffs, and carrying out a flue gas analysis to confirm the boiler is burning correctly and efficiently.
Any issues found during the service will be discussed with you before the engineer leaves. Minor remedial work is carried out on the day where possible. More significant issues will be explained clearly, with options for follow-up work.
At the end of the visit the engineer will issue a commercial gas safety record for the premises. Before leaving, the engineer will make sure the work area is left clean and tidy and answer any questions you may have.
Most single commercial boiler services take between one and two hours. Larger plant rooms with multiple boilers, hot water cylinders, or more complex systems will take longer. When you enquire, let us know what equipment is installed and we will give you a realistic estimate.
Do we need to close or stop trading during the service?
Not usually. The heating will be offline during the service, but for most commercial premises this is manageable, particularly when the appointment is planned in advance. We will always confirm the likely downtime when you book.
Is a commercial boiler service a legal requirement?
Gas Safety Regulations require that gas appliances in commercial premises are maintained in a safe condition. An annual service and gas safety check is the standard way to meet that obligation and maintain a documented record. If you lease your premises, check your tenancy agreement as responsibility for gas safety may sit with the landlord.
What happens if the engineer finds a problem?
Minor issues are dealt with during the visit where possible. If a more significant problem is found, the engineer will explain what is needed before leaving. In cases where the boiler presents a safety risk, it may need to be taken out of use until the issue is resolved. You will always be told clearly what the situation is and what the options are.
How often should a commercial boiler be serviced?
Annually is the standard recommendation for most commercial boilers, and aligns with the gas safety check requirement. Some manufacturers also specify annual servicing as a condition of warranty.
Typical appointment: 1 to 2 hours for a single boiler, longer for multiple units
Engineer required: Gas Safe registered engineer
Typical visits: 1, plus a return visit if significant remedial work is identified
Materials: None for the service. Parts required for any remedial work identified.
Property disruption: Heating offline during the service
Access required: Boiler, flue, controls, and plant room
